SITE ANALYSIS

We provide creative design skills, professional services and technical expertise – we will lead you through the entire architectural process from initial concept through to completion. We will advise and guide you through the planning and building regulation processes and other statutory obligations that you may need to comply with, and we can deal with all of the relevant authorities on your behalf.

When looking for a design professional, there are several factors to consider, are they licensed to practice in your jurisdiction?, do they have experience relevant to the project and the location where the project is located?, do they have the resources to complete the project in a timely manner?

DESIGN SERVICES

Depending on the stage and type of project, site analysis, selection and developing services can be provided, including zoning process assistance, environmental studies and reports, on-site utility studies and existing facility surveys, to name a few
Once site considerations have been addressed, The architectural programming will define and analyze the owners’ requirements and expectations. This encompasses a wide range of information, like programming, functional relationships, flow diagrams, space needs, code requirements, budget demands and schedule limitations, to name a few.

CONSTRUCTION ADMINISTRATION

A full range of construction administration services can be provided tailored to the project and the customer needs.

Services can include field administration, like construction supervision or observation, field report, testing and inspection administration, rejection of work that does not conform to the contract documents. Contract cost accounting: Review and approval of contractors request for payment, change order request and approval, etc.

It’s important, during this phase of the project, to maintain the continuity of design intent goals, keeping the design group on board, to assist in field observation, review of submittals like shop drawings, samples and project data and work progress.

Lastly the project close-out phase can be handled, which includes the substantial completion stage, final inspections, punch list, warranties, releases of lien, record drawings, maintenance documentation and certificate of occupancy
